Your rental property is one of your most valuable assets.  We understand that there is much more to protecting your asset than simply securing a tenant for you.  We understand that each property is unique and that every property owner has specific needs and concerns. We are willing to work with you to customize your property management needs.  You will never, ever be just a number on a spreadsheet to us.

We feel that every contractor we send to work on your property is a direct reflection on you, and us.  Therefore, we do everything we can to ensure that those contractors always act professionally and knowledgeably.  Our contractors are required to have General Liability insurance to help protect you against those “uh-oh” moments.

We Work for You

Our fees are “performance based.” If we don’t lease the property, you don’t pay our leasing fee. If we don’t collect the rent, you don’t pay the management fee. The power of the internet has made it possible to keep your costs low and still offer you the personalized service we are known for.

Our office hours are 8:30 AM to 5 PM, Monday through Friday. While we are closed Saturday and Sunday, we are on call to handle emergencies that come in after hours and on weekends.

We know our market intimately and can often prepare you ahead of time for any obstacles that might need to be addressed prior to beginning the marketing process. Once your property is ready for occupancy, we will list it in our local MLS which feeds your property information to numerous websites. It is not uncommon for us to begin receiving leads within minutes of beginning the marketing process.

We screen tenats for you. We perform detailed background checks on each applicant. Credit, landlord and eviction history, employment history and income verification, and the Sex Offender Registry are all checked to make certain you have all the information you need to approve the applicant. It is important to note that we adhere strictly to Fair Housing laws and guidelines. Therefore, no one will be denied residency on the basis of race, color, national origin, religion, sex, familial status, or handicap. We also do not discriminate based on age.

You will be provided access to your online Owner Portal where you can monitor your account activity in real time. You can customize and view reports, access vendor invoices, and communicate directly with us. You can access your account when it’s convenient for you.

We will coordinate maintenance issues between the tenant and the contractor. We use highly qualified contractors who understand that we don’t place our trust in them lightly. We expect and receive their best effort.


Our services

Lease Only

Lease Only means that we will advertise the property for rent, take calls from prospective tenants, show the property by appointment, and accept applications from prospects. We also perform a detailed background check, prepare the lease documents and addenda, perform the move in inspection with your new tenant, and collect the security deposit and first month’s rent. After this, we forward the lease, move in inspection, and security deposit to you​. Easy peasy! Note: With Lease Only service you will be responsible for advertising costs relating specifically to your property.

Manage Only

Manage Only means that you will take care of all of the Lease Only tasks, or the property is already rented and you want us to start collecting the rent, coordinating repairs, and handling the other details associated with managing the tenancy. We will not be paid a tenant procurement fee. Instead, we will begin collecting a management fee based on the amount of income we collect for you.

Full-Service Leasing and Management ​

Full-Service Leasing and Management includes all of the services described in the Lease Only list, as well as benefits and options including: performance-based fee structure, direct deposit and electronic payments, professional property managers, detailed background checks on applicants, maintenance, and detailed accounting reporting.
